Dear Owners and Tenants, 
BRIDGEWATER
PODIUM COURTYARD

After much planning and coordination the Exterior Re-Siding & Window Replacement Project is scheduled to begin on MONDAY, MAY 2nd, 2022. In advance of this mobilization date, General measurement of windows at all 1st floor and some 2nd floor windows throughout the property took place the week of April 11. 

A Town Hall Meeting is scheduled for Thursday, April 21st to meet the repair team (see below). The contractor will also mobilize this day and install scaffolding along the West Elevation of Building 4. Mock-ups -- or localized limited scope, preliminary working models of each repair, which allow the Architect, Construction Manager, and Contractor to test the specified repair methods in the field and make any adjustments due to climate and/or site conditions -- will start on Monday, May 2, and are expected to take several weeks to complete. Once the Architect has approved each mock-up, work may begin in full on the remaining body of repairs throughout the complex, starting at Building 4. 

All siding and window replacements will be made elevation-by elevation, building-by-building until completed, which is estimated to take approximately 2 years, between April 11, 2022 and February 23, 2024. A revised preliminary schedule of the repairs can be viewed and downloaded here, and will be updated throughout the project whenever needed: REVISED PRELIMINARY MASTER REPAIR SCHEDULE (4-21-2022)

For security, all ACE crew members working on the property will have either uniforms, badges, or other identifying clothing such as work vests, so that residents will know and can be reassured that they work for the Association's contracted vendor. 

IMPORTANT REMINDER: Please know and understand that construction is disruptive and inconvenient to live with. It will be noisy and at times dusty. You will hear and see workers outside your unit. You may feel vibrations and hear clinking and hammering when the crew is working on the siding panels or drilling into the substructure. Work may affect your unit with door, window, and wall repairs. 

To prepare yourself effectively, to set expectations about what will/will not be repaired, and to understand what will be required of you to assist the repair team in making these repairs, we encourage you to READ ALL PROJECT UPDATE EMAILS, BLOG POSTS, and POSTED NOTICES, and to RESPOND TO ALL REQUESTS FOR UNIT ACCESS, RELOCATION OF PERSONAL PROPERTY, OR OTHER CONSTRUCTION-RELATED REQUESTS, PROMPTLY. Doing so will prevent costly delays which could filter back to property owners as fines from the HOA, and will also help avoid property damage that can easily be prevented by prompt action on the part of residents by moving personal belongings (furniture, pots, plants, irrigation, landscape lighting, etc.). We hope to avoid any such delays and damage, but we need YOUR assistance in doing so.

LANDLORDS: For unit owners with tenants it's important that you notify your tenants promptly of any construction-related updates. While the HOA has contact information for most tenants and we will be including tenants in all project updates, landlord's remain contractually responsible to their tenants as the lessor in the owner-tenant relationship. Likewise, the HOA's legal obligation is to the unit owner/member and not to their tenant. I-Beam will endeavor to include all residents in all updates. However, failure to notify tenants, sub-tenants, or roommates does not waive the HOA's obligation to make repairs or their right to perform work.
