PROJECT UPDATE
August 18, 2022


Dear Bridgewater Condominiums Owners & Tenants, 


The project repairs are underway at Building 4 along the east courtyard elevation. Mock-ups of siding/trim, roof parapet cap, railing cap, and various deck coating options have been installed by the General Contractor (AC Enterprises, “ACE”), evaluated by the Architect (Ferrari Moe, “FM”) and Construction Manager (I-Beam Reconstruction Management, “I-Beam”), and various decisions have made based on the materials and repair approaches that best suit the site conditions at Bridgewater. The team has also evaluated “value-engineered” repair options and potential material substitutions to determine if any cost savings can be realized for the Association. All recommended and approved mock-up directions and any adjusted repair approaches will be implemented throughout the complex going forward. 


WORK IN PROGRESS: Demolition at the south courtyard elevations at Building 4 continues, with removal of existing siding and trims, decayed exterior sheathing and building papers. Once these areas are opened they will be evaluated by FM and I-Beam, and any underlying repairs needed will be directed. Balcony surfaces and soffits will also be inspected as part of the new SB326 Balcony Inspection requirements. All balconies throughout the complex will be evaluated. The team did not uncover any decay or structural issues at the first 12 balconies inspected. However, the surface coatings at all balconies inspected has significant wear from the elements, and the repair team will be recommending a recoat to extend the useful life of the balconies. ACE will also continue work at the roof parapet cap where the siding abuts the metal cap on the exterior elevation and the roof membrane abuts the cap on the roof elevation. 


PROJECT SCHEDULES: ALL Project schedules will be posted at the kiosk located in the courtyard on the east side of the construction yard – see photo. Building-specific schedules will also be posted in each building and on each unit door when work requires. Schedules relevant to all buildings will also be posted in each elevator. Schedules will be updated periodically throughout the project as required. The current 2-Week Look Ahead Schedule for Building 4 through 9/2/2022 will be posted to the kiosk and in Building 4 before end of day tomorrow, Friday, August 19th.

ALSO & FYI: The new windows and doors were ordered in April with an originally anticipated delivery of late June/early July. However, the window manufacturer VPI announced a delay in delivery, which will push installation into late October/early November. Although this will affect completion around openings, the overall project schedule remains on track with only a 1-week adjustment in the anticipated completion of the base scope repairs.
