PROJECT UPDATE


Dear Bridgewater Condominiums Owners & Tenants, 

WORK IN PROGRESS: The repairs at Building 4 have crested around the back of the building and are underway along the east alley elevation. Demolition at this elevation continues, with removal of existing siding and trims, decayed exterior sheathing and building paper. Once these areas are opened they will be evaluated by FM and I-Beam, and any underlying repairs needed will be directed, and then the Blueskin waterproofing will be installed before the new siding and trims. At the northwest courtyard elevation new siding/trims have been completed at all non-windowed walls of the building. In addition, final mock-ups of balcony soffit vents and other installation details have been installed by AC Enterprises (“ACE), evaluated by the Ferrari Moe (“FM”), and I-Beam.


NEW WINDOWS & DOORS: Good News! ACE’s supplier expects to deliver the first batch of 114 new windows and sliding glass doors on November 11th, with additional deliveries scheduled for December 5th, 7th, 20th, and 27th, and another 7 deliveries scheduled in January, 2023 – see partial delivery schedule below.



Barring any delays in the delivery schedule, ACE will start scheduling installations of the new windows/doors in Building 4, starting on Monday, November 14th, beginning at the 27 and 28 stacks at the Northeast corner, and continue counterclockwise around the building, from the north end to the south end along the courtyard elevation, and then from the south end to the north end along the alley elevation.

PROJECT SCHEDULES: PROJECT SCHEDULES: As a reminder, all Project schedules will be posted at the kiosk located in the courtyard on the east side of the construction yard – this includes the current 2-Week Look Ahead Schedule for Building 4 thru 11/4/2022. Building-specific schedules will be posted in each building and on each unit door when work requires it; and schedules relevant to all buildings will be posted in each elevator. Schedules will be updated periodically throughout the project as required. 


The Master Schedule for the entire project has also been updated and can be downloaded by clicking the link below or by hovering your mobile phone camera over the QR code in the sidebar above: Bridgewater Condos - Construction Schedule REV 10.18.2022. PLEASE NOTE: This latest revised master schedule reflects a material extension to the overall schedule of 21-days. This factors 40-added days for an accepted change order alternate to replace deteriorated balcony storage doors, which were not included in the base scope repairs, and several weeks to account for the window/door delays - but also includes an anticipated 2-month schedule contraction. The repair team will continue working with ACE to keep the project on schedule and contract it whenever possible. However, please understand that most change order work (such as for decay uncovered) will materially affect the schedule, as is expected and allowed under ACE’s construction contract.

Dear Resident of Bridgewater Condominiums:

As part of the upcoming Siding and Window replacement project, the Associations General Contractor, A.C. Enterprises (ACE), will be starting the following work at the South ½ of Building 4 at all scaffolded areas, starting at the South end of the alleyway side and continuing to the middle, with demolition of the siding from the top floor and working down to the bottom floor (see table below for specific units affected by demolition):

IMPORTANT – PLEASE READ:

Your Cooperation is Needed So Construction Can Go Smoothly  


  1. PLEASE REMEMBER to clear ALL personal belongings, furniture, BBQ's, pots/plants, off all balconies/decks & patios. Items must be moved by 7AM on WEDNESDAY 10/19/2022. PLEASE REMOVE ANYTHING YOU MIGHT NEED FROM YOUR STORAGE CLOSET AS THESE WILL BE INACCESSIBLE DURING THIS WORK. PLEASE ALSO NOTE & UNDERSTAND:  The construction crew is not responsible for moving personal items or for damage to resident's personal belongings which are left in the path of construction. Work will not be delayed by items left in the way of construction, so please take some time to remove your personal belongings so this necessary repair work may progress, as well as to avoid removal and/or possible damage by others

    Keep Windows + Doors Closed: Please keep all windows & doors near work areas closed during construction. If you are
    concerned about privacy, please keep your blinds/drapes/shades closed at all times during construction work hours.

  3. Wall Vibrations: Please remove all wall hung and fragile items away from the exterior and/or window walls, as they may shift during the exterior work. If items are not securely attached to the walls construction vibration may cause them to fall. ACE IS not be responsible for any items damaged if not removed from the walls prior to construction.

  4. Work Hours: The construction working hours are 7:30 am to 4:30 pm, Mondays through Fridays (excluding major Holidays). Please refrain from the work areas during this time. There will be days that ACE crews may not be working on-site to allow applied building products sufficient curing/drying time.

  5. Noise: There will be LOUD ELEVATED NOISE from the construction work, particularly during demolition and removal of any existing building components. We encourage residents who work from home to please plan accordingly. 

  6. Dust: Temporary netting providing some dust protection will be erected during the work. However, minor dust resulting from construction can enter units through any openings, so please remember to keep windows/doors closed during the construction work.

  7. Contractor Identification + Safety: All Construction Team field employees will be identified with company safety vests or attire. PLEASE DO NOT APPROACH THE WORKERS UNDER ANY CIRCUMSTANCES UNLESS IT'S AN EMERGENCY – IF YOU HAVE TO PASS THE WORK AREA FOR ANY REASON, i.e. TO GET TO OR FROM YOUR UNIT, PLEASE MAINTAIN THE REGULATED 6 FOOT DISTANCE. 

  1. Pets: For the safety of your pets and our workers, please provide a secure location for your pets during construction.

  2. Notice + Schedule Changes: The posting of this Notice will serve as Notice to Resident of the upcoming work to be performed. This and all schedules are subject to changes, delays, work modifications and operational adjustments, weather, additional damage uncovered, any delays related to mock-ups, additional inspections and testing, value engineering or repair processes, other unforeseen conditions, and/or any other issues outside of the Construction Team's control.

  3. Stay Alert: Please be careful and stay aware of your surroundings when you enter & exit!
