EXTERIOR REPAIRS RECONSTRUCTION
WORK IN PROGRESS: The repairs at Building 4 have crested around the back of the building and are underway along the east alley elevation. Demolition at this elevation continues, with removal of existing siding and trims, decayed exterior sheathing and building paper. Once these areas are opened they will be evaluated by FM and I-Beam, and any underlying repairs needed will be directed, and then the Blueskin waterproofing will be installed before the new siding and trims. At the northwest courtyard elevation new siding/trims have been completed at all non-windowed walls of the building. In addition, final mock-ups of balcony soffit vents and other installation details have been installed by AC Enterprises (“ACE), evaluated by the Ferrari Moe (“FM”), and I-Beam.
NEW WINDOWS & DOORS: Good News! ACE’s supplier expects to deliver the first batch of 114 new windows and sliding glass doors on November 11th, with additional deliveries scheduled for December 5th, 7th, 20th, and 27th, and another 7 deliveries scheduled in January, 2023 – see partial delivery schedule below.
Barring any delays in the delivery schedule, ACE will start scheduling installations of the new windows/doors in Building 4, starting on Monday, November 14th, beginning at the 27 and 28 stacks at the Northeast corner, and continue counterclockwise around the building, from the north end to the south end along the courtyard elevation, and then from the south end to the north end along the alley elevation.
PROJECT SCHEDULES: PROJECT SCHEDULES: As a reminder, all Project schedules will be posted at the kiosk located in the courtyard on the east side of the construction yard – this includes the current 2-Week Look Ahead Schedule for Building 4 thru 11/4/2022. Building-specific schedules will be posted in each building and on each unit door when work requires it; and schedules relevant to all buildings will be posted in each elevator. Schedules will be updated periodically throughout the project as required.

PLEASE NOTE: This latest revised master schedule reflects a material extension to the overall schedule of 21-days. This factors 40-added days for an accepted change order alternate to replace deteriorated balcony storage doors, which were not included in the base scope repairs, and several weeks to account for the window/door delays - but also includes an anticipated 2-month schedule contraction. The repair team will continue working with ACE to keep the project on schedule and contract it whenever possible. However, please understand that most change order work (such as for decay uncovered) will materially affect the schedule, as is expected and allowed under ACE’s construction contract.
