PROJECT UPDATE
December 7, 2022


Dear Bridgewater Condominiums Owners & Tenants, 

WORK IN PROGRESS: The repairs at Building 4 have crested around the back of the building and are underway along the east alley elevation. Framing repairs at this elevation continue, with replacement of decayed exterior sheathing and building paper, and repairs to balcony railings. All opened areas are evaluated by the Architect and I-Beam before any directed repairs are made, then the new Blueskin weather barrier is installed before the new windows/sliding glass doors and all siding and trims are installed. New siding/trims have been completed at ¾ of the North and West Courtyard elevations, where window/door installations have been completed, and siding/trim will continue being installed around the building in a counterclockwise fashion after the Blueskin has been installed. 


STORAGE CLOSETS: Once scaffolding has been erected access to your unit storage closets will be restricted as the balconies and patios will become construction zones and unsafe for residents. AS SUCH, WE ENCOURAGE RESIDENTS TO REMOVE PERSONAL ITEMS FROM STORAGE CLOSETS BEFORE CONSTRUCTION STARTS AT YOUR BUILDING ELEVATION. This includes any items you need access to on a regular basis OR those which you do not want the construction crew to have access to - should they need to open your closet for any reason (to replace your closet door if needed, to waterproof around your existing door should they not be able to with the door closed/locked, etc. or for any other reason related to the construction). Thank you for your understanding.

 

NEW WINDOWS & DOORS: ACE has taken delivery of the first several batches of new windows and doors, and is completing installations at all units in the NW quadrant of Building 4. Additional deliveries are scheduled right before and right after Christmas, with  another 7 deliveries expected in January 2023. Installations are being scheduled around the building in a counterclockwise fashion. Once ACE completes all installations in the courtyard-facing units, they will round the building at the south end, then start at the alley-facing units on the south end of the building, and work their way up to north end of the building. 


WINDOW/DOOR SCREENS: Yes! Your new windows and sliding glass doors come with screens. However, the contractor will not be installing them until the exterior work is complete at each building and all painting has been completed. This is to ensure that your screens, which are custom factory-fabricated to fit your window/sliding glass door, are not damaged, which could require a costly replacement. Your new screens will be installed right before the scaffolding is removed from your building. 


WINDOW COVERINGS: As with other personal belongings, the contractor is not responsible for moving window coverings, including drapes, curtains, blinds, and shutters. If you need assistance removing your window coverings you are welcome to use your own vendor. If you need a local vendor, we have negotiated discounted pricing for Bridgewater Residents with Bloomin Blinds of Contract Costa & Alameda Counties – see below. Please note that any services provided and costs incurred are the responsibility of the unit resident.

EXTERIOR WORK = A LITTLE INTERIOR DAMAGE: Along with the exterior repairs comes the associated banging and hammering required to complete this work: demolition of siding, prying out old gypsum board and screwing in new sheathing, removing old windows and sliding glass doors and installing new windows and doors, etc. Repairs of interior damage caused by the exterior work, including sealing, patching, priming, and painting of interior drywall around windows/doors, will be made AFTER the new siding and trims have been installed at each stack. The nature of the current repairs may cause what are called "nail pops," along with some minimal separation of drywall seams on interior walls, mostly at the outside walls around the windows and sliders. Nail pops occur when the head of drywall nails or screws "pop" through the interior drywall and paint, creating a small round "out-dent" that will need to be re-set, then patched and painted to bring the interior wall back to match the existing aesthetic integrity of the wall. Likewise, the removal of old windows/sliders and the installation of new windows/sliders, may create some "separation" around the window and door openings, which will need to be caulked, patched, and painted to match the surround interior wall. It’s normal for these small issues to arise during construction. However, to ensure that residents aren't unduly inconvenienced, and to prevent the construction crew from needing to make the same repair multiple times, these minor interior issues will be addressed and coordinated *after* ALL the exterior repairs are completed at each unit stack. We will notify and coordinate with residents individually - via phone call, email, and/or posted notices - when it's time to make these repairs.

PLEASE NOTE - CUSTOM PAINT

COLORS WILL NOT BE MATCHED

Repairs may entail sealing any gaps/separations, then painting the window walls where damage needs to be touched up, and not more than "corner-to-corner" back to the Developer's original paint color/s. The contractor has not been contracted to match to custom colors, so residents with custom paint/colors on window walls will need to supply their own paint. Neither ACE nor the Association will reimburse unit owners the cost to match custom paint. Likewise, the contractor is not contracted to paint different colors over existing colors, as this requires additional preparation, more paint, and is more costly. Residents wishing a paint color change should consult a local painting contractor to obtain a paint quote for any additional painting work desired.


PROJECT SCHEDULES: PROJECT SCHEDULES: As a reminder, all Project schedules will be posted at the kiosk located in the courtyard on the east side of the construction yard – this includes current 2-Week Look Ahead Schedules for Building 4 and Building 3 thru 12/23/2022. Building-specific schedules will be posted in each building and on each unit door when work requires it; and schedules relevant to all buildings will be posted in each elevator. Schedules will be updated periodically throughout the project as required.
